The following items MUST be addressed in every rental agreement between a Tenant and SSI. All other points of agreement must be discussed with and approved by the President before being added to any contract or agreement.
(Note, a sample contract in Microsoft Word format is attached. This should be downloaded and adapted for the current prospective renter.) All contracts must list an INDIVIDUAL PERSON who takes responsibility for the agreement, not just a company name; the company name should be listed as well if there is one, especially if it's a corporation or other legal entity.
1. Use of the bathroom facilities is permitted. However, it is understood that other tenants, clients, or employees of SSI share these bathroom facilites and may need to enter into Room #7 on occasion to access them. Tenant may not limit access to these facilities at any time during the use of Room #7.
2. Payment for the use of Room #___ shall be paid on the day of use to SSI in the form of cash, check, or money order, made payable to "Somatic Systems Institute." If an advanced deposit is required to hold the space, the final payment shall be paid to SSI on the day of use.
3. Tenant agrees to take full responsibility for any damage incurred to SSI Room #___ and associated facilities during time(s) of use by Tenant. Any damage costs will be the responsibility of the Tenant.
4. Tenant understand that the space is to be left clean and in the same condition it was upon arrival. Any extra cost for cleaning or tidying will be the responsibility of the Tenant.
5. It is understood that parking facilities are not provided by SSI, and the Tenant and affiliates of the Tenant shall find parking in public lots or spaces in the surrounding area. It is understood that any vehicles parked on the side of the SSI building by the Tenant or its affiliates or guests will be towed at the owners expense.
6. Tenant is responsible for turning off all lights and heat in Room #___ upon departure.
Security of Property:
1. It is understood that there may be times where SSI employees or agents will not be in the office during times of rental. In these cases, the Tenant will be issued a key to the back entrance. Tenant and affiliates shall exit building through the back door and lock the door immediately. The key shall then be placed through the mail slot of the front entrance of SSI at 32 Masonic Street at the time of departure from the building.
2. Tenant will at no time provide any person(s) not affiliated with the Tenant access to 32 Masonic Street building or any other SSI property. Tenant shall not provide access to any person(s) not related to Tenant's expressed use for space.
3. Tenant is responsible for any personal property brought into the Building and is responsible for removal from the Building at the end of each day. SSI cannot assume any responsibility for items left in the Building.
4. Smoking is not permitted in the building or on SSI grounds Smoking outside should be done away from SSI grounds and cigar(ette)s must be disposed of in proper receptacles.
5. Illegal activities are expressly prohibited in the building or on any SSI property. SSI shall not be held liable for illegal activities of Tenant, it's agents, or it's guests.
